| Buying
a Property in Turkey |

| Once
you have found the property that you want, we will then negotiate
with the builder or owner untill we reach a price that suits both
sides.
Next we will
then take you to a solicitor for the signing of the contract.
For each person who's name will be on the deeds you will need
their passports . The solicitor will make all the necessary checks;
that the person who is selling the property owns it; if
there are any outstanding charges on the property; that
the building licences and permissions are in order; and that the
terms and conditions stipulated by the seller are fair. You will
have a copy of the contract in both Turkish and English.
At the solicitors there will also be a translator who will read
out the contract before you sign and explain to you what
is being said by the solicitor and the owner or builder. The solicitor,
the owner, the translator and yourselves will all sign the contract.

| The
contract will contain the payment plan that you have agreed,
plus the completion dates if it is a new build and any other items
that you and the owner have agreed on.
At this point
a deposit for your property is paid, this is usually 10%,
unless any other agreement has been reached between you and the
owner, plus the commision for the estate agent. You will also
have to pay for the solicitor and the translator.

| The
Solicitor will forward all of the relevant documents in order to
have the Title Deeds transferred from the name of the seller to
your name / names. Obtaining the Title Deeds can take between 3-6
months.
As not everyone
can always get back to Turkey to sign for the deeds when they
are returned, you can grant Power of Attorney to the Solicitor
to act on your behalf. Please be reassured that Power of Attorney
does not give any other individual a claim on your property,
the Title Deeds will clearly be in your name only together with
your photograph. A copy of the deeds will then be sent to you
and the original kept in our office until your return.
The final
payment of your property is usually made when the deeds
have been returned in your name.
